All services set out below are individually available or in any combination giving you the greatest level of flexibility to suit your specific needs.

Information & statutory requirements

We will ensure that your property has the required statutory documentation needed under current legislation and that this is renewed as required we will also keep you informed of any changes in legislation effecting residential leasing and ensure that your properties meet the requirements

New Tenancies

The undertaking and the recording of a full condition report and inventory prior to leasing to  complying with the requirements of the tenants deposit scheme. The advertising, viewing and vetting of potential tenants and preparation of lease documentation  and  the complete of  other required documentation in respect of tenancies as well as ensuring that all utilities and statutory authorities are notified of the tenants occupation.

Finance

The charging of rent and any other sums due to the landlords, the monitoring of payments, undertaking any necessary arrears actions in respect of late payment and the banking of receipts into your nominated Bank account. The provision of a monthly or quarterly management statement showing all income and expenditure incurred over the period which will provide all necessary information required for the completion of tax and VAT returns by a nominated accountant.

Repairs and maintenance

Acting as the principal point of contact for the tenants in respect of repairs and maintenance issues and arranging all day to day repairs and monitoring of all works undertaken to the individual flats or  block where appropriate up to the value of  £250.00 with expenditure being  deducted from rental income. In those cases where repair expenditure is anticipated to be in excess of £250 you will be contacted prior to commencement of works to discuss contractors, costs etc. Major repairs or refurbishments programs can also be project managed but at additional cost.

Inspections

Property inspections will be carried out on a regular basis to ensure good standard of repair and cleanliness are being maintained throughout the tenancy and the property will be inspected at time of termination prior to agreeing the return of the deposit.

Costings

Due to the flexible nature of the service available an estimate for management services will require to be calculated on a individual basis however as a guideline a full management service would be charged at a rate of 12% of the passing rent .
