Financial

The production of invoices in respect of rent, service charge  and other sums due by the tenants, monitoring of payments, undertaking any necessary arrears action and  banking of receipts into your nominated Bank account. The provision of statements of account which will provide all relevant information required for the completion of tax and VAT returns by a nominated accountant.

Lease Events

Notification to the landlords or representatives of lease events including rent reviews, terminations and break options. The obtaining of relevant information/references in respect of proposed assignations, sub leases and the passing of these to the landlord or his appointed representative for consideration.

Inspection

The undertaking of regular and documented inspection schedules of the property to ensure good standards of repair and cleanliness are maintained within the property and to ensure  tenants compliance with lease requirements .  Instruction and supervision of any day to day repairs to the structure, plant, fixtures and fittings of the building which are mutual under the terms of the lease.

Tennants liaison

 Dealing with routine management enquiries from the tenant and acting as the main point of contact between landlord and tenant in respect of the day to day running of the building and its services. The monitoring of any works being undertaken by the tenant in respect of their unit to ensure that they have the required local authority consents and are carried out in a professional manner.


Service Charge

The production of service charge budgets in respect of communal services associated with the development.  The arrangement, supervision and monitoring of all contracts which form a part of the service charge and dealing with any disputes arising therefrom and the charging and collection of on account payments and the completion of annual service charge year end reconciliation.

Insurance

Obtaining insurance quotations for buildings insurance, contents insurance and other relevant insurances through a recognised specialist insurance broker in commercial property at competitive premiums.

Property Leasing

Undertaking the marketing and lease negotiation for vacant units acting ether as sole or joint agents with other property professionals.

Property finding

Utilising my knowledge and wide range property of professional contacts to source property investment opportunities both premarket and open market opportunities which match clients investment  requirement.

Property disposal

Marketing of commercial units for sale either as sole or joint agent and dealing with negations.
